Prices include breakfast from 8:00 to 9:30a.m. For early check-outs, please notify the innkeepers of your requested breakfast time.

Reservations - A deposit of the first night's stay is required at time of reservation. A confirmed reservation obligates The Campbell House and the guest for the entire reservation.

Cancellations within 14 days prior to the date of arrival will only be refunded if your reservation can be rebooked. For any cancellation, a $20.00 service charge applies.

Holiday and Special Event Weekends require a 2-night stay.

Special Rate - Guests reserving the entire Bed and Breakfast will receive a 15% discount. A two-night stay is required for all rooms.

Children - A Bed and Breakfast is best suited for adults, however, a guest may choose to reserve additional rooms to accommodate older well-behaved children. (Only 2 per room).

Pets - The Campbell House does not accept pets.

Payment Methods - Cash, Travelers Checks, and personal checks are accepted for reservations. Personal Checks are not accepted at time of stay.

Smoking is only allowed on our screen porch.

Check-in is 3:00 to 8:00 p.m. - Other check-in times by appointment.
Check-out is 11:00 a.m.

From I-40, exit 407 to Pigeon Forge, between traffic light #6 and #7, turn right on Two View St. Stay on Two View St. as it bears to the left at the top of the hill behind Huck Finn’s Catfish Restaurant. Go straight through the next 4-way stop sign. Pass Freedom Baptist Church on the right and look for High Valley Dr. on the right. Take High Valley to White Oak Lane. We are the first driveway on the left.
